My maintenance includes:
Removing debris in the condensing unit.
Checking electrical components which include compressor, capacitor, and motors..
Test refrigerant levels.
Check temperature differentials.
Sanitize evaporator coil, and use brush to clean any dust or debris on coil.
Chemically clean drain line, add union or T fittings to access drain line, if not installed.
Use viper pan spray to minimize any algae that forms.
Test heat and cooling modes.
Replace filter with homeowner supplied filter. If you need a filter and know what size I can bring one with me at an additional charge.
Change batteries in thermost if needed.
Additional charge, if condenser needs to be chemically cleaned,blower wheel needs to get cleaned, or Arma flex needs to be replaced.

Maintenance
With proper maintenance to your system you won’t have abnormal failures and your unit will be in great shape for many years. Maintenance should be preformed annually for a recently installed unit and biannually after 3 years. Without maintenance your system will cause all sorts of different problems, from system freezing up to high electric bills, maintaining a good working system is important to avoid unnecessary repairs.
If any extra work is needed to be done it will be discussed with the customer beforehand.
